Golden Visa
If you are a non-EU non-resident and you have made an investment in Spain, for example, acquiring a property, one of the quickest and easiest ways to obtain a residence permit in Spain that allows you to move freely throughout the Schengen area, both for you and your family members, is through the Golden Visa.
Among the most important requirements is that the investor has purchased real estate in Spain (1 or more) with a minimum investment of €500,000, without any liens or encumbrances. The portion of the investment in excess of this amount may be subject to a charge (e.g., the portion exceeding 500,000 euros may be subject to a mortgage).
Another requirement that should not be forgotten is that the investor must prove that he/she has sufficient economic means to reside in Spain during the 3 years that the visa lasts. As sufficient financial means, it is currently established that the investor must have 400% of the IPREM for himself (for the year 2023, 2,400 euros/month, or 86,400 euros in savings), and for each family member, 100% of the IPREM (2023: 600 euros/month or 21,600 euros in savings).
